AI + Marketing + Real Estate

I run a real estate office on AI.
I teach agents to build theirs
the same way.

The actual tools, workflows, and prompts I use to run the office, every day. What's working, what I dropped. No hype, no gurus.

Every video becomes a written post here too, so you can watch it or read it. This is where the most useful stuff lives.

    Who I am

"Most agents don't have a business. They have a job that pays commission."

I'm Jason Flynn, Team Leader at KW Thrive Santa Cruz. I spend my days helping agents build a real business instead of a job, and lately that means one thing more than any other:

Getting AI to do the work that used to eat up the week.

I write and talk about marketing, tech, and AI for real estate operators. Tactical, specific, and usable. If you want the actual playbook I'm running, the newsletter is the place.

    AI + real estate, answered

    The stuff agents actually ask.

If I had to pick just one (as of July 2026) I would choose Claude. It's so much more than just one tool, because in it you get Claude Chat (like ChatGPT or Gemini), Claude Cowork (which lets you connect other tools and schedule tasks), and Claude Code (used for building real applications without writing a line of code yourself).

The tools change all the time, but this has been my go-to for several months now, and I don't think I'll be changing anytime soon.

Absolutely not! That's actually the benefit of these apps now. You talk to it in plain language, and you get results. When you don't get quite what you were looking for, you ask for changes, again using just plain language.

If you know how to use an app or browse the web (you're here, so we know you can...), and you know how to speak a language and talk to someone, you've got all the technical skills you need to get started.

Here's a very direct answer: just ask the AI how to get started. I know it sounds funny, but if you've really never used a system before, here are some steps to try...

    1. Head over to gemini.google.com (it's easy enough to use to get started).
    2. Copy and paste this into the box:
"I'm a real estate agent from (insert your town/city) and I'm just starting out to learn how to use AI in my business. Ask me 3 questions, one at a time, to learn a little more about me. After you have the answers, generate me a list of 5 ways you could help me in my business starting today."
    3. Then just have a conversation, and boom! You're using AI to improve your business.

Highly, highly unlikely. People don't hire real estate agents to do the technical 'how to sell my house' part of the job. They hire you because they trust you, a human, to have their best interests in mind and help them achieve their goal of buying or selling.

That said, other agents in your market (your competition) could be using AI to run their business much more efficiently, giving them more time to be human to human instead of caught up in busy work. That could mean they earn business that normally would have come to you...

So the real risk isn't AI replacing you. It's losing clients and market share to the agents who embrace it, if you choose to ignore AI completely.
